The Grand Caribbean is a delightful and very popular Gulf Coast vacation spot; great retirement or vacation home; or investment rental property with an on premise rental agency.
The unit has been in the rental program most years. The rental income with this unit is outstanding. Last year the gross rental income was $40,022. The gross rental income for xxxx is on track to be even more.
Over the last few years the Condo prices at the Grand Caribbean are increasing at nearly 1% a month. This is due to the fact that the complex is much newer than most other Condos on the island; the complex is well managed with condo fees much lower than other nearby condo complexes; and very few Grand Caribbean units ever come on the market.
This fall I plan to list the unit with a realtor for $389,000. However, without a Real Estate commission, I can sell the unit for much less and pass the savings onto the new buyer.
